This Week in Gahanna

Paws in the Plaza 4:30 PM @ Creekside
Bring your dog down to Creekside and let the pups socialize while you visit shops and vendors set up for the occasion.  This event is happens the first Thursday of every month from April through November.

Music in the Park 7:00 PM - 9:00 PM @ Friendship Park 
This week the featured band is a group of local educators that call themselves The Lords of Literature. They have a very entertaining style and play a wide variety of music that all ages can enjoy!

My Other Voice- Special Theatre Production 7:30 PM @ GLHS Auditorium (Friday & Saturday)
An original play by former GLHS drama student Alexander Kip.  The play explores the uncertain terrain of a young adult with cancer.

Cinema Under the Stars 7:00 PM -11:00 PM @ Friendship Park
The City of Gahanna will be showing the movie "Cool Runnings" outdoors and under the stars.

Back-to-School Clothing Giveaway 9:00 AM - 2:00 PM @ Good Samaritan Church and Royal Manor Elementary School
Clothing is available for children in kindergarten through 5th grade on a first come first serve basis.

Central Ohio Housing Report

The Columbus Board of Realtors recently released the housing report for June of 2012.  You can see the full article here, but I thought I'd save you some time and mention a few things that stuck out to me...

-  In the past year, inventory levels have decreased 33%.  This means that the market is balancing, a good sign for sellers.  (Click here to find out what your home is worth)

-  Home sales were up 18.1% in June 2012 versus June 2011.

-  Homes are selling roughly 4-5 days faster than last year at this time, and the median sales price is 15% higher.

-  In the Gahanna-Jefferson area, closed sales are up 24% from last year, and the median sales price has also risen over 20% from June 2011.

These stats are courtesy of the CBR and are available to anyone on the CBR website.  The numbers could be a result of any combination of factors, but in general, it is nice to see positive housing news.

Music in the Park:  Friday from 7:00 PM - 9:00 PM @ Friendship Park
This family friendly event is part of a summer series put on by Gahanna Parks & Rec.  Pett Crow, a homegrown group of young musicians, will be performing.  They feature a blues sound and possess a powerful stage presence.

Concerts on the Creek:  Saturday from 7:00 PM - 9:00 PM @ Creekside Park.
Clear Blue Sunday will be this week's featured band.

Open Houses This Weekend

Each week I'd like to provide a list of homes that are being held open during the upcoming weekend. This will give you the opportunity to do a bit of research beforehand to eliminate homes that are less desirable.  I will send out a weekly email to the other KW agents in my office and will report on any open house that I am notified of in the replies.  If a home is listed with another company that you'd like to see, contact me to set up a date and time in which I can schedule a private showing.

The Ten Commandments When Preparing to Apply for a Mortgage

Many homebuyers have already searched homes on the internet and are eager to begin viewing them.  This makes the initial conversation with clients difficult at times because I'd be doing them a disservice to simply say "OK, let's go" and just start showing them houses.  I advise all of my clients that the first step to buying a home is to get pre-qualified for a loan so that we can not only see homes, but we can see homes in the appropriate price range.  Showing homes outside of a client's price range is setting them up for a major disappointment when they can either not afford the home they fall in love with or have wasted countless hours looking far below what they can afford.

Once the buyer is pre-qualified, locates the home of their dreams, and gets an offer accepted, the process has only just begun.  There is still a lot that can happen between acceptance and closing to ruin a deal.  One of the most controllable factors is what the buyer does with their financial situation between applying for the loan and the day of closing.  Jon Sadler of The Jon Sadler Home Loan Group at Bank of America, provides an extremely helpful list of things NOT to do during the mortgage process. He discovered them at a Xinnix class and calls them "The Ten Commandments when preparing to apply for a mortgage."  

1.  Thou shalt not change jobs, become self-employed or quit your job.
2.  Thou shalt not buy a car, truck or van. 
3.  Thou shalt not use charge cards excessively or let your accounts fall behind.
4.  Thou shalt not spend money you have set aside for closing.
5.  Thou shalt not omit debts or liabilities from your loan application.
6.  Thou shalt not buy furniture. 
7.  Thou shalt not originate any inquiries into your credit.
8.  Thou shalt not make large deposits without first checking with your loan officer. 
9.  Thou shalt not change bank accounts. 
10.  Thou shalt not co-sign on a loan for anyone.  

Many of the items listed above are tempting and often things you wouldn't think could hurt your ability to get a loan.  However, any sort of blip on your financial radar could be the difference between moving into that home of your dreams and starting over with the entire home-buying process.

This week in the Community...

So what's going on around Gahanna?  Each week this site will be updated to highlight a few of the events that will be taking place this week in the Gahanna community.  If I miss an event that you'd like mentioned, or if you have an upcoming event you'd like publicized for free, send an email to

Party in your Park:  Wednesday from 7:00 PM - 9:00 PM @ Ambassador Commons Park
-  This family friendly event includes free food from local restaurants, activities, games, music and more.  

St. Matthew Summer Festival:  Thursday - Saturday 6:00 PM - Midnight (11pm Fri)
-  This event is all about FUN!  Games, Rides, Kiddie activities, Music, Card tournaments, raffles, and live bands will provide a whole weekend's worth of entertainment.

Music in the Park:  Friday from 7:00 PM - 9:00 PM @ Friendship Park
-  This event is part of the free outdoor concert series that the City of Gahanna presents in the Friendship Park Gazebo.  The concert will feature Grassahol, an acoustic string band that plays an entertaining bluegrass style.

Real Estate Consultant in Gahanna

The internet and social media have simplified the process of finding real estate information.  At the same time, the ever-changing market has increased the difficulty of getting a real estate transaction to closing.  These realities have shifted the primary role of a real estate agent.  In years past,  an agent's main role was finding homes for buyers and finding buyers for sellers.  Now, the role of an agent is far more important providing endless guidance throughout every phase of the buying/selling process- inspection, financing, title etc..  I am committed to serving as your real estate consultant and treating your transaction as a life activity, not just the sale of a residence.

While much of the content on this blog will be focused on real estate, that doesn't mean it is going to be all on the physical structure of the home.  Community events, home maintenance tips, real estate updates, listings, open houses, school announcements... I could go on and on with a list of items in which I intend to keep you up to date.  By providing this service, I feel that I am doing my best to keep you well educated about our community and all of the little things that add value to your real estate in Gahanna, Ohio and the areas surrounding our wonderful community in Northeast Columbus.
