PRICE REDUCED: 6299 Royal Tern

THE MARKET HAS SPOKEN!!!

In Real Estate, the market drives the bus.  The response we have received on my listing at 6299 Royal Tern in the Preserve Crossing is that we were a bit too high on the price.  Well, rather than fighting the truth, the sellers have decided to not just listen to the market, but to lower the price significantly to $105,900... a $4000 price reduction, on top of the $4000 they had already reduced it!!

Estimated payments for the condo were just below $900 per month at our previous price (including the association dues!!!).  I have yet to receive an estimate for this price point, but one can draw their own conclusions.

Things to do in Gahanna

Listed below are 6 upcoming events in Gahanna in the next month.  Whether you are participating or not, it is nice to see all of the activities one could be a part of in the community.  Use the links provided to go to the detailed site as I've only provided a brief description of each.

State of the City Address:  January 30th at 7pm, Mayor Becky Stinchcomb will be deliver the State of the City Address at Gahanna Middle School West.  Much of the presentation will be devoted to the city's finances and long term sustainability.

GahannaThon:  Students at Gahanna Lincoln will be transforming the traditional Winter Homecoming into a night of dancing that benefits Pediatric Cancer research.  Students are asked to get pledges for their non-stop dance marathon on Saturday February 2nd from 6-11pm.

Gahanna YMCA Indoor Triathlon:  Sunday February 3rd, the Gahanna YMCA will be hosting an indoor triathlon.  This is the 7th annual triathlon that provides a mid-winter twist to your workout routine.

Gahanna Community Theater:  This year the show will be held February 15, 16, & 17.  The cast and crew of "Annie" have been hard at work for months.  Tickets are available online or by phone.  See the site for details

Gahanna Lincoln Athletics:  The winter sports are entering the home stretch of their seasons.  Check out the schedule and mark your calendar for an upcoming home game or match.

Prom Dress Drive:  Saturday February 23 from 10am - 2pm.
Clean out those closets and bring your gently used formal wear over to the Gahanna Golf Course.  Donations will be used to provide teens with an affordable option to go to prom.  All proceeds are used for teen programming in Gahanna.

Central Ohio Housing Report

The Columbus Board of Realtors have released their monthly report on the housing market in Columbus.  According to the report, in 2012 home sales increased 15.5% from the previous year.  The average home sale price was $167,469 and the inventory of homes is at the lowest point it has been at in over a decade.

In the Gahanna school district, the average sales price for homes sold during the month of December was $213,173 and an impressive amount of new listings were put on the market (37).

Hunters Ridge Profile:

Average listing price (current listings)- $212,675
Homes sold-  11 homes at avg sales price of $185,700
Highest sales price-  $245,000 
Lowest sales price-   $136,000

Schools nearby: Lincoln Elementary, Gahanna Middle School South, Gahanna Lincoln High School

Hunters Ridge is in the Southeast area of Gahanna.  It has quick access to 270 and 670, making trips to Easton and downtown fairly easy.  Hunter's Ridge is just a few minutes from the Airport and houses the City of Gahanna's Hunters Ridge Pool in the subdivision.

Houses for Sale in Gahanna

"How's the housing market in Gahanna?"

Typically nobody really cares how the market is in Gahanna, they just want to know which houses are for sale in Gahanna.  As you can see from the link below, there are plenty of listings currently on the market.  Use the link to go shopping in the Gahanna housing market.



Back to the original question though, "how's the market in Gahanna."  Using a quick search of the Columbus MLS and doing some simple math, in the last month 33 houses have sold.  Sale prices on those 33 homes ranged from $56,000 to $555,000.  21 of the 33 houses spent less than 75 days on the market, which happens to be the average number of days when totaling all 33 (that tells us that 12 of the houses really skewed the number).

So, the market is fabulous!  You could obviously try your best to nitpick at numbers, but for the most part, Gahanna has a very healthy housing market with good list to sales price ratios, good available inventory, and good patterns of quick sales when homes are at the right price.

Home Buying Process Simplified

This past fall I did a series of blog posts that explained the home buying process.  Before I became a Realtor, I had a very basic understanding of what it took to buy a home, but explanations of details given to me were often too complicated to make me feel adequately prepared for the task ahead.  My goal in writing these posts was to give a one-stop shop for simple and understandable explanations that could help my clients to get a better grasp for the road that lies ahead, without being overwhelmed.

3 Steps to Shopping for a Home

I was listening to the radio this week and, of course, the talk shifted to resolutions...  The traditional topics of getting in shape in every aspect of life, specifically financially.  One particular bit caught my attention as they were discussing the comparison of being a shopper versus a buyer.

To keep it brief, the comparison basically said that shoppers are always keeping up with the market, and tend to get a much better deal than buyers.  Buyers are the people who say "Ok, it looks like we need a new TV, lets go out and find the best deal and we'll buy a TV."  Simple right?  However, they are only going to get the best deal at the current time for a TV, not the best possible deal.

A shopper monitors prices and products throughout the year, assesses need, and when a situation arises, knows when and where to go to get the best deal... Even if it involves some patience and negotiating.

I think this is a perfect scenario to envision yourself in for purchasing your next home.  The most common objection to buying right now that I hear from friends is that "my lease isn't up until ____."  It's a perfectly rational process of thought, however, waiting to look at the market makes you a home buyer, not a home shopper.  What these people need (and not just those in a lease, but anyone planning to buy) is to become home shoppers that transition into buying when the time is right, rather than buyers based upon circumstance.

Here are 3 steps that I can help you take to become a HOME SHOPPER...

1.  Get an agent:  Real Estate Agents constantly stay up with the market, it's their job.  As many as 90% of people begin their search for a home on the internet, most without an agent.  Maybe they do not know an agent, or maybe they are trying to save money by skipping that part (myth busted:  buyers do not pay real estate commissions in most cases), but what they are really doing is making it exponentially more difficult for themselves to find the home that best fits them.  Real Estate Agents can get you access to all of the homes that you will find online and can do so quicker and can efficiently eliminate the homes that do not fit your criteria to save you time and the emotional dissatisfaction of seeing a home that you love, but can not afford.  Basically, you get a free personal shopper that can help you with the next two steps...

2.  Get email notifications:  Yes, it is great to see homes on Zillow and Trulia, but it is unnecessary with the technology we have available.  I believe that one of the best services I can offer to a potential buyer is to set up a personalized website to which I can send all of the properties that fit their criteria for them to search at their leisure (at no cost to the buyer!!).  A simple email with a link can be sent to a client each time a new property hits the market, and the link can take them to their own version of Zillow or Trulia, but rather than having EVERY home on the site, it simply contains only the homes that best fit the client. Clients can delete homes from their site that they dislike, and can save the ones they could envision themselves in, and when the time comes that buying is an option, they have their search already whittled down to a handful of options.  The handful of options remaining then move to step 3...

3.  Actively shop:  As a Realtor I have the key to every house that is listed in the Columbus area.  Buyers do not have to wait for an open house, all they need to do is to contact me and request a showing on a house for sale.  We set up a time with the sellers and can get a look inside of the home.  Online pictures are great, but nothing compares to getting inside of the home and getting the look and feel firsthand.

Listing PRICE REDUCTION: 6299 Royal Tern


My listing at 6299 Royal Tern Crossing has just been reduced to $109,900.  The condo is in a fantastic location with New Albany and Gahanna nearby, and short commutes to both the Columbus Airport and Easton.  The owner of the condo pays Columbus taxes, and the condo fee of approximately $120 a month is a lower fee than many places.



The condo complex offers free fitness classes, "The Goat," a large clubhouse, and outdoor activities such as sand volleyball and a large pool.
