Central Ohio Housing Report: January 2013

The Columbus Board of Realtors recently released its monthly housing report and the news continues to be positive.  According to the report posted on 2/21/2013, January home sales are the highest they've been in since January of 2007.  Closings in the month of January are up over 20 percent from the sales just a year ago.  Sales prices are also on the rise, jumping over 5 percent from January of 2011.

In the Gahanna school district, the housing market continues to improve as well.  The market saw an increase in closed sales as 48 transactions took place with an average sales price of $189,266.  61 new listings hit the market, so let's hope that the numbers continue to be favorable for those new sellers.

Gahanna Subdivision Report: Foxboro & Gahanna Greens

Both the Foxboro & Gahanna Greens subdivisions are located on the eastern side of Gahanna with  Clark State road and Hamilton road serving as borders on the south and west side.  These are mature subdivisions with many large, beautiful trees and a variety of home styles.

Coming Soon in Hunters Ridge

Just a few papers left to sign, some paint to let dry, and some final tidying up on the inside and this house will be available in the Hunters Ridge Subdivision of Gahanna.  This is an area of Gahanna that has seen a handful of homes go into contract in the last month or two, and that is great news for buyers because it will be priced competitively to sell.  
2-story, 4 bedrooms, 2.5 baths, and 2000+ sq. ft.  

Lovely fenced back yard with small pond, florida room, and built in benches surrounding a gravel fire pit.  Finished basement, 2 car garage, hardwood floors, and a list too long to mention on a blog post of upgrades/ repairs that the owners have overseen and still have under warranty.

Also, this is an upcoming listing, but do not for get about my current listing inventory. There has been renewed interest in 6299 Royal Tern Crossing since the price reduction to $105,900.  Just last weekend we had an open house and a tenant that rents in the complex walked through and had no idea that their payment would be lower to pay on a mortgage for 6299 than it was in their current place.  In addition, their current place didn't have a finished basement or a kitchen with as much room and open space.  

Just a thought for you renters out there!

It's Tax Time!!
Many would argue that one of the benefits to homeownership is the tax-time deduction that can be factored into your return.  It certainly wouldn't be a selling point that I'd encourage to be the sole reason to buy a home, but take a look at one or both of the articles below to educate yourself on the deductions that you are able to present when you are indeed a homeowner.  If you are on the fence about purchasing and need that one final piece of information to tip the scale, hopefully you find that bit of encouragement.
