Hunters Ridge residents get ready to welcome new neighbors because my listing at 338 Schyler Way in Gahanna has new owners.  From listing to closing it only took 64 days!

Gahanna Life Magazine

In February, I was presented with a fantastic opportunity to write for a local publication, Gahanna Life Magazine.  Many people that I've talked to had not heard of Gahanna Life because, for the moment, it is only delivered to 5100 households in Gahanna.  Yes, ONLY 5100, haha.  I'm not sure if there are plans to expand just yet, but it sure is a good opportunity for me to contribute to something locally, as well as to get my name in front of people in our Gahanna community.

Gahanna Life Magazine is delivered to much of the eastern side of Gahanna.  Subdivisions such as Bryn Mawr, Saratoga Estates, Harrison Pond, Gahanna Heights, Rathburn Woods, Hunters Ridge, Foxboro, Gahanna Greens, and a few more receive the publication on the 27th of each month.  The magazine is filled with articles contributed mostly by members of the Gahanna community.  Articles range from topics such as financial planning, to real estate, to highlights of local events and attractions.

I somewhat lucked into my gig as a "community contributor."  A good friend of mine Jason Codrea, a contributor himself, writes a monthly column about his area of expertise, financial planning.  (You may recognize the name while driving down Granville St seeing the sign for Codrea Financial, yes, that's Jason).  While talking with Jason in January, he mentioned having read my blog and suggested that I inquire about contributing to Gahanna Life.  I did so, and found out that another Realtor had beat me to the punch for a real estate column.  

As I spoke with the editor, Melissa Mackey, mentioning all of my experiences in Gahanna and telling her about growing up here and now living here, she finally offered me a spot writing about the community itself, "just anything" she said.  After momentarily being extremely disappointed that I had missed out on a real estate column, I did a full 180 and now felt even more fortunate to be able to write creatively about just about anything in Gahanna.  

I have really enjoyed it thus far... Two of my articles have been published, and I've received a good number of emails or phone calls from people telling me that they saw my article.  Some mentioned that they liked it, but mostly, it has been great to have people reporting that they've simply seen my name and think it is great that I'm contributing.  

I'm not sure where I'll go with my column.  My articles must be in about a month and half ahead of distribution, so the topics have to be ones that aren't overly timely.  The bottom line is that I'm having a good time and doing something I love (writing) for something I love (Gahanna).

Upcoming Gahanna Events

Who loves junk mail?  

Not this guy, and certainly not most of the people that will read this post.  

I do, however, like junk mail more than I like getting the bags of "coupons" (that offer no deals) on my front porch that inevitably go directly to the recycling bin.  

If you are like me and almost automatically take those little bags to the recycle without even sifting through them, you may have missed The Gateway, a publication issued by the department of parks & recreation in Gahanna when it was delivered this past week.  I likely would have missed it as well had I not seen on Twitter that it was on the way.  

Anyway, this issue was the 2013 Summer Program Guide, and for those of you that missed the delivery, I thought I'd highlight some of the upcoming events to give Gahanna residents something to look forward to here in the next couple of months.

Leave Feedback!

This post goes out to readers, potential buyers, buyers, and Realtors alike.... 

PLEASE LEAVE HONEST FEEDBACK!!! 

Selling a home can be a very frustrating process for many reasons.  One source of frustration for both the seller and the listing agent is the process of receiving feedback from buyers and/or their Realtors.  

Once a Realtor has shown a home, they are then contacted via email with a feedback request.  The Realtor hopefully fills out the feedback form, and then both my client and myself get to evaluate what was said and can make adjustments from our end.  

Honest feedback is crucial.  When we (the listing side) get honest feedback, we can see that something may need fixed, a room may need further cleaning, or maybe our list price needs adjusted.  The value of a home is what a buyer would be willing to pay, and if we know what buyers like and dislike, it makes the process so much easier.  

I could go on and on about this topic, but it's a simple message...  The seller goes through a lot to prepare their home and to keep it neat and tidy throughout the selling process.  Each time a showing is scheduled they hustle around to get it set as close to perfection as possible, and then leave their home for a period of time for a buyer to go through.  The expectation is not that each buyer come through and place an offer, but the least they could do is provide honest feedback that states why they do not wish to buy it.  That feedback is valuable because it allows the seller to prevent the same thing from turning away potential buyers.  

Buyers:  Tell your Realtor how you feel about each property they take you to.  Do an in-depth evaluation with them.  If an in-depth conversation does not take place, re-evaluate why you are seeing the homes you are seeing.  A Realtor's job is not to oversaturate you with home showings, it is to get you into homes that should all be a real consideration and then to help you interpret the facts that you uncover along the way.  Encourage your Realtor to leave feedback, you'll want the same when you go to sell in the future.
