The Tomlinsons New Home

Last night, the family and I stopped by to check in on The Tomlinsons at their new home in New Albany.  The main motivation was to drop off the shadowbox you see below, but it's also nice to stop in and see what clients have done in terms of decorations, landscaping etc...

In just two short weeks, The Tomlinsons have managed a thorough makeover of the exterior, especially  the landscaping.  I pulled up to the house and almost didn't recognize it.  Kelly said that Josh has been hard at work removing a few bushes, filling dirt, pulling up sod, and caring for the beds.

As Kelly gave my wife a tour, Josh commented that "it's just so nice to be here and not in that little condo."

Enough said.

Hearing those types of comments reinforces the "purpose" of the daily interactions.  It's nice to be able to help people in what is likely to be the biggest financial decision of their lives.  This was a rewarding experience that I'm honored to have been a part of from start to finish... Congrats Josh, Kelly, Kinley, and Lilly!

Hunters Ridge Subdivision of Gahanna


The Hunters Ridge Subdivision of Gahanna is one of the hottest real estate markets in Gahanna.  A heavy percentage of the homes sold in the last 3 months have sold in the first month in which they have been listed.  Hunters ridge is a unique area in that it is made up of over 900 homes.  Homes were built in two general phases.  The first phase was in the mid to late 1970's which began the growth of the Southeast part of Gahanna.  In this part of Hunters Ridge you'll primarily find traditional two-story homes with approximately 1800 - 2000 sq ft, and split-level homes with 3 or 4 bedrooms that offer upwards of 1600 sq ft.  The second phase began in the late 1980's and took off in the early 90's.  This part of the subdivision is characterized by large two-story homes that begin to show more modern elements such as larger master bathrooms, vaulted ceilings, and first floor laundry rooms.

Hunters Ridge is in the Southeast area of Gahanna.  It has quick access to 270 and 670, making trips to Easton and downtown fairly easy.  Hunter's Ridge is just a few minutes from the Airport and houses the City of Gahanna's Hunters Ridge Pool within the subdivision.

10 Improvement Ideas to Increase Home Value Part 2

5-  Replace those windows:  Not only will the updated windows add an aesthetic upgrade, but they’ll function at a much greater level.  Getting rid of the drafts that invade your home will help with savings on heating and cooling, and on top of the savings, newer windows will help raise the sale price when it comes time to sell. 

4-  Repair/ replace roof and/or siding:  Yes, these are major items, but they provide that initial impression for future buyers.  Stay up to date on the maintenance because damage to these can lead to bigger damage somewhere else along the line.

3-  Mechanicals:  During the tour of your home, buyers are likely to look at the age of the mechanicals in the home.  New mechanicals aren’t required to sell a home, but upgrading to newer more efficient models will save you money on your bills, and will make your home more attractive to a buyer. 

2-  Paint:  Probably the easiest and most inexpensive way to add a whole new look to your home.  White baseboards are becoming more common by the day, and a fresh coat of paint to the walls makes your home look and smell refreshed. 

1- Flooring:  Like painting, the flooring changes the entire look of a room.  Upgrade to laminate, tile, or wood floors in rooms that it is appropriate and install new carpet as the less expensive upgrade.

Whether you are the DIY type, or are paying to have the work professionally done, make sure you do the following: 

1.  Your upgrades/ improvements should match your home.  Don’t over-upgrade and don’t just pick the trendy items to install if it doesn’t fit in your area. 

2.  Don’t beat the neighborhood.  You can do too much to a home… If you plan to stay in the home for many years, you’ll be there to enjoy it, but over-upgrading doesn’t allow you to get the return on your investment if you plan to sell in the near future.

Gahanna Heights Subdivision Market Update


Gahanna Heights is one of the most centrally located subdivisions in Gahanna.  Along with several smaller subdivisions, Gahanna Heights makes up what is known to many outside observers as the "Creekside area".  This location in Downtown Gahanna is made up primarily of homes built prior to 1970 that range in value from the $140,000 range up to the mid to low $200,000's.  Gahanna Heights itself has roughly 300 single family residences, but for the sake of this update, I've included approximately 200 additional homes from 4 subdivisions in the area to make up the market report.

You can find many styles of homes to buy near Creekside.  Split-levels are the most common, but cape cods, ranches, and two-story homes are plentiful.  Living in the Creekside area puts you right in the heart of Gahanna.  As far as location goes, you have easy access to 670, 270, Stoneridge, Easton, the Airport, and multiple schools.  Residents of Gahanna Heights can walk to restaurants in Creekside and the newest attractions that have been built along Hamilton Rd near Clark Hall.

10 Improvement Ideas to Increase Home Value Part 1


You hear it all the time, “there’s always something to do when you are a homeowner.”  While the saying is mostly true, it is hopefully not something that is as much of a burden as it is an opportunity to add value to your home.  Homes are large financial commitments and value is something that every homeowner should always be considering.

Whether a homeowner is adding value while preparing for a sale, or just adding personal value to their lifestyle, the following ideas are improvements to consider that are common in Today’s market.

10-  Landscaping:  Cutting/ edging new beds, mulching, adding plants, laying stepping stones, pulling weeds… the list goes on.  The curb appeal of your home is what will make the first impression to a buyer, and more than that, nicely cared for lawns and beds make the yard a more enjoyable area to use as an outdoor living space. 

9-  Deck/ Patio:  Staying with the outdoor theme… Improving or adding to the deck space or building a patio adds to the ability to entertain both your family and guests.  Outdoor spaces are becoming more and more a item on the checklist for buyers during their search. 

8-  Kitchen:  A complete kitchen remodel is ideal.  This is a rather large job, but opening up the space by removing a wall or unneeded dividers is the trend.  Modern cabinets & counters, stainless steel appliances, updated flooring, and a breakfast bar are all great considerations if a complete remodel isn’t in the cards.  Even just updating the lighting fixtures goes a long way in changing the look!

7-  Add or remodel a bath:  Having more than 1 full bath is crucial in many areas.  Finish off the basement with a full bath to add a lot of value.  If that isn’t an option, modernize your bathroom with a bath/ shower remodel, put in wood floors or tiling, and be sure to have bright modern light fixtures. 

6-  Finish the basement:  Adding living space, install a bathroom, and/or add another bedroom.  Adding living space is great for the homeowner and looks even better to a prospective buyer.  Have it professionally done because a less than stellar job can become a detractor when it comes time to sell.

Royal Manor Subdivision of Gahanna


Gahanna's Royal Manor subdivision is primarily composed of bi-level and ranch style homes that contain either 3 or 4 bedrooms and have 1 or 1.5 baths.  Homes in Royal Manor were built in the early to mid 1960's with a few added on in the early 70's.  Driving through the subdivision you'll see many mature trees and plenty of people out enjoying the neighborhood.

This Month in Real Estate: July 2013

In the video below produced by KWRI, you'll get the latest real estate news, mortage rate news, and some tidbits on being prepared for home repairs when buying or selling.


While the repairs mentioned seem obvious, it is easy to overlook these items, especially as a buyer.  When you enter a home and fall in love with certain aspects, one of the last things most people are looking at are the mechanicals and/or roof... expensive repairs!

There are two solutions to this... First, it is important that your Realtor be aware of these detail items so that you can concentrate on the things in the home that matter most to you.  Second, always know that a home inspection is forthcoming, and a good home inspector could point out items that need repaired or will need repair in the future.

Once you have a home inspection there is a period of time in which the buyer and seller use to come to an agreement about which items in the home should be repaired by the seller before closing, and which are appropriate to budgeted for by the buyer.  The general rule here is that anything that represents a danger to the buyer's health and/ or safety ought to be repaired.

I always advise my buyers to "view the home like an investor."  What that means is that investors often look for value.  They look past small repairs or poor decoration to see the true value of a home and/or value they can add.  I like buyers to go in with the mindset of seeing past little things like decorations, paint colors, or carpet, because these are things that can be easily cared for and should not steer you away from a home.  Investors also see things like major repair items such as a roof or mechanicals.  Not having brand new items does not turn an investor away, it just creates a way in which an investor can negotiate down the list price to offer more value to the buyer!

Breakfast Spots in Gahanna

Out for Breakfast in Gahanna

I thoroughly enjoy sharing knowledge of Gahanna.  Whether it is through this column, or sitting at a closing table with folks that have just purchased a home, I get a sense of pride when speaking of my hometown. 

In a recent conversation that I had regarding my monthly article, I was asked where I get my ideas.  The truth is that the angle I take on the piece typically comes to me as I sit down to write.  The ideas are plentiful, but just like any good procrastinator, the best work is done as soon as you sit down and just go. 

My lunch special piece received quite a bit of positive feedback.  I certainly appreciate those that were heard and encourage you to continue.  Realizing that community members, new and old, all got some ideas from that column, I’ve decided to share some of my favorite breakfast spots as well.  

Top Spots for Morning Eats

I am a morning person.  I love to get up, start the coffee, walk the dog, and then sit down to large bowl of cheerios.  Cheerios have been my breakfast of choice for as long as I can remember, I rarely mix it up.  Because of my self-imposed requirement of sticking with a routine, breakfast is without question the meal that I eat-in far more often than I eat-out. 
So, when I do venture out for my morning meal, it is not only a special event, but one that comes with a high necessity for taste bud satisfaction.  Here are my recommendations for breakfast outings in Gahanna: 

Creekside Cafe
I have two go-to meals here.  The traditional breakfast is appropriately named with its’ eggs, bread, meat, and potatoes, with the potatoes providing the uniqueness as they are sliced and fried to perfection.  Also, if you are an eggs benedict lover, this is the place to go!  Enjoying these meals out on the patio area overlooking the creek before the air gets too warm is quite a wonderful summer experience.  

Flanagans
A big breakfast with the homestyle feel.  All of the traditional items, paired with a small stack of pancakes and a Flanagans breakfast is sure to push lunch back to mid-afternoon.   Coffee even comes with the meal!

Scrambler Maries
“Uncle Moose’s Manhandler” wins my heart with both its name and taste.  Layered on top of a skillet full of potatoes are bacon, sausage, ham, melted cheese and two basted eggs.  I choose wheat toast to help me soak up the remains of this perfect blend of my favorite meats.

Bob Evans
What would a breakfast review be without mention of Bob Evans?  The greatest part about breakfast at Bobs is that you can have breakfast at any time of the day and it tastes just as good.  The homestead breakfast is my most popular pick… Two eggs over medium, hash browns, bacon, and a huge portion of biscuits and gravy… it doesn’t get much better!
