Hunters Ridge Market Update

The Hunters Ridge Subdivision of Gahanna is one of the hottest real estate markets in Gahanna.  A heavy percentage of the homes sold in the last 3 months gone into contract in the first month in which they have been listed.  Hunters ridge is a unique area in that it is made up of over 900 homes.  Homes were built in two general phases.  The first phase was in the mid to late 1970's which began the growth of the Southeast part of Gahanna.  In this part of Hunters Ridge you'll primarily find traditional two-story homes with approximately 1800 - 2000 sq ft, and split-level homes with 3 or 4 bedrooms that offer upwards of 1600 sq ft.  The second phase began in the late 1980's and took off in the early 90's.  This part of the subdivision is characterized by large two-story homes that begin to show more modern elements such as larger master bathrooms, vaulted ceilings, and first floor laundry rooms.

Hunters Ridge Profile:
On the picture below, you see all of the current listings (green), under contract listings (yellow), and listings that sold during the last 60 days (red).

Hunters Ridge is in the Southeast area of Gahanna.  It has quick access to 270 and 670, making trips to Easton and downtown fairly easy.  Hunter's Ridge is just a few minutes from the Airport and houses the City of Gahanna's Hunters Ridge Pool within the subdivision.

Is This a Bad Time to List My Home?

From KWRI:

A common question that I answer around this time of year is whether or not it is true that this time of year is a bad time to put your home on the market....

The answer is complicated.  First, it is important to understand that you can never time the market.  There really isn't such a thing as waiting for the "perfect time" to list.  You can assess the market to see if the numbers work for you, but timing the market is not your best strategy.

Second, there is some truth to there being more buyers in the Spring.  I do not have statistics to back this up, it is just merely my experience.

Lastly, while there may be more buyers in the Spring, many of those buyers may be buyers that are "just looking."  When you list your home around this time of year, you know that the majority of the folks that are touring your home are not forcing you to prep your home to be shown for someone that is "just looking."  Listing in the Fall/ Winter brings mostly serious buyers.

So, in my opinion, the best time to list your home, is when you are ready to list your home.  That sounds simple, but, if you are ready for a move and the market determines that you can get an appropriate price for your home, go ahead and list your home no matter the time of year.

If I can help you assess the market in and around your home, please contact me or use the online valuation tool on my website -  Home Value Tool

Gahanna Heights Market Update

One of the healthiest housing markets in Central Ohio is the Gahanna Heights subdivision.  Averages in this area include less than a month on the market and a sale price of over 95% of asking price.

Gahanna Heights is one of the most centrally located subdivisions in Gahanna.  Along with several smaller subdivisions, Gahanna Heights makes up what is known to many outside observers as the "Creekside area".  This location in Downtown Gahanna is made up primarily of homes built prior to 1970 that range in value from the $140,000 range up to the mid to low $200,000's.  Gahanna Heights itself has roughly 300 single family residences, but for the sake of this update, I've included homes in two smaller subdivisions within the area that add an additional 125 homes to the report.

Gahanna Heights Profile:
On the graphic to the right, you see all of the current listings (green), listings under contract (orange), and listings that sold during the last 60 days (red).  As you can see there are no homes currently listed for sale.  To get on my Gahanna Heights alert list, please email me at scottmorrison@kw.com with the subject line "Gahanna Heights."

Avg list price under contract listings:  $ 187,900
Avg sale price of sold listings:  $ 195,080
        Highest sale price:  $ 225,000
        Lowest sale price:  $ 178,900

Schools nearby: Jefferson Elementary, Gahanna Middle School East, Gahanna Lincoln High School

You can find many styles of homes to buy near Creekside.  Split-levels are the most common, but cape cods, ranches, and two-story homes are plentiful.  Living in the Creekside area puts you right in the heart of Gahanna.  As far as location goes, you have easy access to 670, 270, Stoneridge, Easton, the Airport, and multiple schools.  Residents of Gahanna Heights can walk to restaurants in Creekside and the newest attractions that have been built along Hamilton Rd near Clark Hall.
