Is This a Bad Time to List My Home?

A common question that I answer around this time of year is whether or not it is true that this time of year is a bad time to put your home on the market.... 

The answer is complicated.  First, it is important to understand that you can never time the market.  There really isn't such a thing as waiting for the "perfect time" to list.  You can assess the market to see if the numbers work for you, but timing the market is not your best strategy.  

Second, there is some truth to there being more buyers in the Spring.  I do not have statistics to back this up, it is just merely my experience.  

Lastly, while there may be more buyers in the Spring, many of those buyers may be buyers that are "just looking."  When you list your home around this time of year, you know that the majority of the folks that are touring your home are not forcing you to prep your home to be shown for someone that is "just looking."  Listing in the Fall/ Winter brings mostly serious buyers.  

So, in my opinion, the best time to list your home, is when you are ready to list your home.  That sounds simple, but, if you are ready for a move and the market determines that you can get an appropriate price for your home, go ahead and list your home no matter the time of year.
